Property Standards
Heating & Energy Efficiency:
The heating system must have an EPC rating of E or above.
Local Authorities may offer grants to help improve the property’s EPC rating to a C or higher.
Draught Proofing: External doors and windows must be adequately sealed to prevent drafts.
Hot Water Tank: The hot water tank should be properly insulated to retain heat.
Ventilation: There must be mechanical extract ventilation in the kitchen and bathroom.
Kitchen & Bathroom Condition:
The kitchen must be in good working order with all necessary appliances functioning properly.
The bathroom and WC facilities must also be in good working order.
Shower: There must be a working shower, which can be an over-bath shower.
White Goods: We will provide necessary white goods (e.g., fridge, washing machine, etc.).
Carbon Monoxide (CO) Safety: A carbon monoxide alarm should be installed in any room where a gas appliance is used.
Asbestos Survey: An asbestos survey conducted by the Local Authority will be required.
Fire Risk Assessment: A fire risk assessment is required unless the property is a self-contained house.
Structural Integrity: The property must be safe, stable, and free from any major disrepair.
Damp-Free: The property must be free from dampness and moisture issues.
Safe Staircase & Balustrades: All staircases and balustrades must be secure and safe to use.
Fire Safety: The property must be fitted with adequate fire alarms, including mains-powered smoke detectors on every floor.
Gas & Heating Safety:
The property must have up-to-date gas, solid fuel, or oil service and safety certificates (certificates close to expiry will not be accepted).
These certificates must be available at the handover stage.
Electrical Safety:
Electrical installations (lighting and power) must be checked and certified as safe by a qualified professional.
Security:
All external doors and windows must provide a reasonable level of security to prevent unauthorized access.
Garden Safety (if applicable):
Any garden must be easy to maintain, safe, private, and suitable for young children to play in.
